Overview

Building on the success of phase 1, this innovative project encompassed 22,144 sq ft of office space and 27,598 of new R&D Lab Space for accomplished Biotech company Exact Sciences, creating a new footprint in San Diego. The scope of the tenant improvement included (4) floors of new construction as well as a new 20,000 sq. ft. roof, with research and development lab spaces, lab support spaces, and Class A open office spaces. With glass featuring prominently in the cutting-edge design, offices were constructed with Inscape Aria interior glass partitions. The exterior patios had coordination-intensive La Cantina exterior folding doors installed to bring in tons of natural light.

The core MEP scopes included brand new HVAC, Plumbing and Electrical systems with an E-Gen, (3) associated Automatic Transfer Switches, (2) Rooftop Dx Air Handler Units, Humidifiers, VRVs, Split Systems, lab supply and exhaust VAVs, Lab Fume Hoods, Reheat Coils, Boilers, Buffer Tanks, Expansion Tanks, Exhaust Fans, Lab Gas infrastructure and associated Gas Turrets, Air Compressor, and an RO Water system to serve the Humidifiers.

The scope included the installation of all new lighting, wall partitions, MEP systems, casework, custom lab benches, roof top equipment, radiation protection, fume hood, vacuum and compressed air equipment, water purification system, and interior finishes.

Overview

The project included the renovation of an existing +/- 6,000 sqft lab space and included demolition of existing space and installation of new ceiling systems, wall partitions, MEP systems, and casework/millwork. The new lab is located within a fully occupied building, comprised of office space and labs. Careful coordination allowed the building to remain occupied through the course of construction with minimal impact to this space, the occupants, and visitors, as well as the adjacent buildings areas.

The project included new mechanical equipment, fume hoods, custom lab casework, snorkel exhaust systems, lab gases, vacuum and compressed air equipment, and new lab equipment.

The space will be used for R&D for new product development within the heart & vascular medical device industry.
